If you are not a guarantor for the loan they may not count it.

I would look at the closer recent sales and pick those that best represent the Subject's other characteristics (location, bedroom count, bathroom count, remodeled condition/upgraded, 1 level or multi-level, etc, and they you adjust for any differences (gla size, etc), to come up with an estimated value for each comp.

You just need an offer letter stating what your salary will be (bonuses dont count unless they are guaranteed).

As far as I know, banks will typically want to see at minimum 2 years of rent rolls before counting it as income towards your bottom line. 

Don't count out Pittsburgh as Shital suggests, its a great area esp.for rentals because of the colleges, tech industries and healthcare industry. 

In my opinion, counting on appreciation a lone is just plain speculation.

The Bluffs straddles a high-traffic thoroughfare with great frontage road with average traffic counts that exceed 37K cars daily.
