I've found members on this site to be incredibly helpful, informative and motivated.  

Actually, I am an independent Executive Producer in the film industry and throughout my journey; I have built and established strong relations with a vast global network of private investors, financiers, angels, investment groups, hedge funds etc. 

However, if you are an investor/buyer, the top producing agent in your area is not (always) the right fit. 

BUT, spend less time having fun writing reviews and learn to have fun doing more productive, income producing activities.At least then you'd have a frame of reference to actually debate Bob should you ever meet him.

Only lend if you can satisfy yourself that the deal can be done profitably and that the investors can complete the deal and produce the projected profits.Another potential issue with the deal you mentioned is that it only totals four units. 

I'll tell you right now that some managers charge fees without producing results and others are worth their weight in gold.
