In Washington County, Maryland, if my Lease Contract says all charges owed are considered rent, if my tenant paid their base rent but not maintenance fees and water bills owed, can i file against the tenant for failure to pay rent?

How you structure the deal will be dependent upon the two of you, but you may make a finders fee, or work out a partial ownership, or something else.

@Lee Hampton, do you know what the expected build cost might be for a 2000 sqft home, or price per sqft?

What are reasonable prices/fees to manage a duplex? 

I refresh our lots list every few weeks and look at infill lots by price per acre, density allowed, new build average price and price per square foot, deliveries per year, etc as a driver for it.

@Jonathan Orr,If that investor is on a $250,000 per rental budget and also “dead set on the South,” then plenty of Sunbelt cities could be a good fit.
