Get with a really good land use planner in the county or whatever jurisdiction your in.. and or civil engineering firm they have probably already been approached.. the first thing I do when I look at this type of stuff that is in an area I am not familiar with I pay a civil that has a land use component in their office for a due diligence package Usually around 8 to 10k.. and since there is a milske on the line probably not a bad use of 10k to figure out what your getting into... all us in the peanut gallery of BP and the internet can make assumptions but what do we really know.. not a lot really..

No way an app  could package me up right the way she does.A good agent would be worth their weight in gold, too, I'd imagine.

You may want to remind the seller of the tax consequences selling a package like this all at once (as opposed to taking payments using seller financing).

@Julie JenkinsPersonally, I have not yet come across a bank that does a non ARM commercial loan.You have to understand when you get an FHA loan it is MUCH different than a commercial loan.An FHA loan gets originated by a bank and then sold as a packaged security.A commercial loan is kept in house.

And I have many SFH homes that are packaged in portfolio commercial loans.
