There are different places you can run data to be able to get a better idea if this will work, but the property needs to be nice and also in a good area at the end of the day.

  $100M was written in the lease by previous, well-experienced landlord and assigned to me at purchase.In my research, I have had a difficult time trying to nail down exactly what the premium difference may be from $100M to $50M but with the recent surge in prices, the best data I have so far is in the range of $750~$1k per Million of coverage.... so anywhere from ~$40~50k/year.

Previous landlord references will matter to a certain degree only because I know it's possible to get a bad reference simply because of a personality difference that could have nothing to do with how promptly rents were paid and how well the apartment was kept.Thank you Mark & the few others who cared to call him out on his conscious or unconscious racist views.Just as a data point out here in Oregon were the population is about 90% white  8% hispanic and 2% everyone else. our neighborhoods are just like any other neighborhoods in virtually every city..

We feel like there is still room for entry into the market for a house this size that has nice amenities (hot tub, BBQ, games, etc.), but are still a little uncertain given concerns about STR market saturation in the area, and potential drop in home values over the next 6-12 months.
