Also if there is shared laundry, some general rules if problems arise (eg unit A can use the facilities one odd numbered days and unit B on even numbered days and it must be kept clean, lint trap cleaned, etc.if you know for a fact that one tenant is being a problem, do not renew their lease.

If it were mine I'd have the kitchen equipped with one of these below (as a minimum equip) instead of a built in cook top and wall oven.In my opinion electric is the way to go vs gas, because they cannot gas themselves to death accidentally by kinking the gas hose, nor can the blow the place to smithereens from a gas leak.If you fail to keep a working oven in your rental, your income may suffer--time on market and lower monthly rental amount.Just my 2 cents.

Obviously, this has big implications for everything from the solvency of Social Security, to the functioning of our healthcare system, to the environment (old people tend to have less environmental impact than young).Bringing it back to real estate, I've recently noticed several podcasts and articles about buying and operating living facilities for older adults (which, presumably, are experiencing an increase in demand--though this is an area of real estate that I don't know much about).As for inflation--the numbers that just came out this morning do not look good, and Powell will probably need to clamp down hard to get this runaway train under control.The "soft landing" seems less and less likely every day, but with change comes opportunity...Good luck out there!

On the flip side, renters will see significant increases in utility bills once they go from electric to converting to gas for cooking, and if more building systems go to electric it will increase operating costs = increase rents.
