The problem that we see is that people destroy the solid surface stuff like formica, pretty quickly.

Zoning, permits,storm water drainage, access for tenants and emergency vehicles and addressing are all issues that can kill a deal.  

On the surface it sounds like you will be ok.

In addition to removing lower portions of walls, I recommend Kilz stain/odor blocking on all surfaces, even the ceiling. 

Most of it is to create better drainage away from the structure to protect foundation and some is for better curb appeal and better use of the back yard. 

If it's a cheaper paneling with a fiber board base and a laminate wood surface, it won't take much moisture for it to warp- that kind of paneling isn't even supposed to be used below grade because of it's high reactivity to moisture.

This is just the surface.

It means nothing other than you have a dispute to the bureaus on your hand however, I might leave well enough alone because it would appear on the surface that their mistake artificially improved your credit profile.
