I live in LA county, so I understand our expensive markets!

The tenants were understandably concentered about the possibility of mold growth resulting from the water intrusion, so I had a test done which detected some mold.

So I just felt that even without comps I kind of knew under 400k downtown Easton, I can easily sell, as opposed to like dc or suburban Md where there are a million comps and tons of info these rural market’s with lack of comps and info you can kind of set your own market if you understand the area. 

Looking to understand current market trends to start a STR / Airbnb in Tobyhanna, PA.

I was working birmingham myself for an investor and I just didnt understand it.

I would not recommend it.But if you can work with a team that already understands the market, has connections, and can help with the heavy lifting... yes, that can work well.They key is vetting that team.

.), but NYC is a tough market to operate especially when tenants become trouble.. would say standard eviction timeline is currently around 18 months, it's a nightmare when it happens that's why we are very well set up and we make sure to have a good relationship with tenants, (we can talk about NYC a different time,) bottom line it is a market with practically no vacancies, and crazy good rents, but very challenging to operate.All being said, I am looking to evolve into different markets, problem is I have no idea how evaluate a market and what I need to consider and how to even do market research on anything outside of NYC.. so, I would appreciate for some input on how to find deals, understand and underwrite different markets. 

You can file all the paperwork you want but the odds of getting the money back is close to zero. 

I really don’t understand why people would complain about having potential liability issues identified.
