If you are looking for appreciation potential I see University City being an up and coming area for years to come as Amtrak is looking to expand upon 30th street station.

Id probably not want to be too close to that, but being close to both metro stations, either stadium are big pluses. 

I don't know much about it other than it has 1 gas station, one 4way stop sign and a community of MH's and small SFH (3bd/1ba setups).  

Think like south Tel Aviv near the central bus station type of area.
