Currently, I am trying to build my real estate IQ to make smart investments into some multi-family homes or possibly SFH in the near future.Beyond purchasing my primary residence I have no first hand experience on real estate investing and would love to learn more. 

Rick does lots of small deals and clearly has some smart niches. 

Aren't we supposed to be smart enough to take advantage of a great idea, put up or find the capital, but not run the business?

Use BP as a tool but get from in front of the computer, get off the smart device and take some serious action.I joined BP in late summer 2014.

Account Closed post wrong (I would assume so since I know he is a smart and creative marketer) but 20 mailers isn't much at all for a week and if you want a decent mail campaign you should send out a minimum of 1000 mailers a month.

Not smart, I know, but it comes automatically.

Would it be smart to do this since if I can show two years income, then I can qualify for 30 year loans on rental properties I am planning on owning.

One thing that would help - find somebody who does this intern yourself for free but obtain a smart way of learning the ropes.

I have seen some people that I really enjoyed disappear from BP that were very smart.

Just be smart in what you buy and how long you want to keep the properties, I'm a buy and hold investor.
