i'm sure there'll be some exception for lower income tenants where they dont have to pay...as it is, my tenants get a free attorney thanks to the legal aid department...if anything, it'll only hurt landlords ....i feel like we have that in nc already, but i could be wrong...i haven't lost in court yet (knock on wood), but i remember hearing about someone having to pay a riduclous fee for their tenant's legal aid attorney or something...not sure if that was hearsay or truth though..

Will, the $150K is based on a 45 yr old home with wood exterior, compared to homes less than 5 years old selling around $250K-$300K.

Can you not just a) paint the wall and ceiling b) polish any wood, glass or other surfaces and c) use some Febreeze or other substance on the carpets, curtains and what-not?

toni, i bought a pair of duplexes in my neck of the woods with the intentions on flipping about 5 months ago.

It could use a brand new wood porch.

I have about 20 rentals and (knock on wood) do not have a bad apple in the bunch.

I find it hard to believe the 50% rule applies to a quad in your neck of the woods. 38k/yr to manage...really seems high.
