If it's a 3rd party property manager (that would have to worry about a reputation) then the numbers are a little easier to trust. 

Current facility has a cheap camera system that I'm not sure if it can be web based or not.

I want to be a reputable investor that really wants to help people out of bad situations by giving them peace of mind number 1, and number 2, saving their credit.

Most importantly, i am looking for a Property Management company that is reputable, honest and has experience working with long distance investors.

You should be able to find their registered agent on the  secretary of state web site.

My belief is that anyone with a clean record and with a Fico over 700 will be responsible, will want to shield their reputation and won't want to screw you over for a simple one time commission).
