"Getting approved" is not a valid criteria for rejection. 

Be prepared to face obstacles, rejection, and setbacks, but use them as learning opportunities to improve your skills and strategies.Remember, wholesaling is a dynamic and ever-changing field.

I use national tenant network...they have background checks, social security checks, and a recommendation to accept or reject based on rent, salary, credit, and employment history.4.

do you really not want 2 large dogs, then just say no,  try to put your finger on that item that makes you reject him, is it reasonable, is it legal?

All other considerations aside the law states you can not reject a applicant because they have a service dog.

I learned the hard way that any applicant who starts asking for changes before they are even approved will ALWAYS be a major, major pain in your rear until the day you get down on your knees and thank the universe that they are finally out of your life.In fact, if you just put in your written tenant screening criteria that you reject anyone who asks for changes or upgrades, then you can deny them just on that - as long as you are consistent about that with all applicants. 

When rejecting tenants I like to send a simple text letting them know I went with a different applicant, nice, quick, and no arguments.   

NEVER EVER tell someone a reason for rejecting them unless you absolutely have to.
