After all that, it's a non-issue now because after a week of communication and me checking all their references, etc, they have just announced that maybe the place is too expensive for them, so now I'm back to hunting again. :/ Anyone have creative ideas on how to rent in a non-peak season for a high rent?

Create content that is better (better than the content they currently link to)-this is the hardest part, a lot of people think if they write 600 words, add couple images they are doing a good think, they are blogging, they are doing SEO which is false-you need to create a pice of content that is AMAZING4.

Then sub out the rest of the work to good plumbers and electricians.I have one good GC I do refer because I know he is big enough to handle everyone and he does fantastic work but you would only want to use him on high end ($300k+) homes.If you ever want to sit down and chat with other investors or Realtors feel free to reach out to me I am always happy to meet more people.

But I don't see why I'd prepare the LLC's docs/ operating agreement for two reasons: (1) it brings about too much liability for me, since I don't practice law and write contracts day in, day out and (2) if I truly have the client's best interest in mind, shouldn't I refer my client to a specialist who is truly an expert in the area instead of trying to retain that revenue?

I realize there is A LOT to learn, however, that is not above my capabilities.It is my intention to build a company which utilizes integrity and honesty helping the community with creative Real Estate solutions to achieve my financial success and stability.It is my goal to actually retire in 5 to 7 years and be able to do the things which retired people do, such as take my wife on a vacation (which we have never done & she is already retired), and just relax in general.This site was referred to by another investor contact previously in another venue, I came to check it out and I like what I see so here I am.
