Raising rent isn't going to make them leave as long as they aren't going to find a better deal up the street.

You aren't borrowing from hard money lenders. you borrow from Private lenders. 

Seems you don't have a handle on who your tenants are and aren't sure about with whom you're communicating.

I don't know of any banks that will do a portfolio loan on a just one SFH but it doesn't mean there aren't any.
