So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

I pay one month's rent for placement and a flat $85 per unit, per month. 

In most cases, when you assume a mortgage say for example with a 3% interest rate you can save tens of thousands of dollars per year in monthly mortgage payments alone when compared to loan written with todays rates!

@Karen Strattan hopefully you have better luck with them but if they change something last minute I wouldn't be surprised at this point.

First time I've heard of this method but certainly sounds creative - The end buyer is probably likely to still come up with close to $100k on transaction costs with the double dipping of loans and other processing fees most likely. 

He also owns propwire.com which I currently have a free account that shows the history of the property and allows Skip trace for a fee. 

My partner and I use the subject to language from the AIR CRE forms as an addendum to the REPC - UtahSubject to language for purchase offer - Utah REPCBuyer(s) shall take title to the Property subject to the following existing deed(s) of trust securing the existing promissory note(s):(i) An Existing Note (“First Note”) with an unpaid balance as of the Closing of approximately:Said First Note is payable at $_____________ per month,Including interest at the rate of _________ per annum until paid (and/or the entire unpaid balance is due on ___________ (date).

I see it has an area for fees in lieu and an area for security deposits.

Speaking of costs, seller carried financing generally does not come with lender fees.
