This probably is why the family is selling with the tenant still in there.You have to look at TIME to close this deal and the RETURN and see if more sweeter low hanging fruit is available elsewhere.

Your nuts. nobody's going to sign a lease with the exit date before the end of the month.It's called out by 12 noon on the last day of the month and in at Noon on the 1st day of the month.You kick AXX to get the work done and painted and if necessary do minor fixings after the new tenant is in all major stuff first paint, carpet clean and then the small stuff, wash windows, kitchen clean and bathroom clean.
