It is never meant to be used as a complete buying decision no matter what others tell you.MOst of my deals range in the 75%-80% range and the purchase decision is made based on numerous factors like amount of rehab, time to hold the deal, location of the deal, market conditions, how many I have at the moment, and how likely my exit value estimation is dead on.

I am NOT an attorney, but have had this occur in numerous situations and the answer has always been "not a problem" There could be many reasons why this occurred, the most common is the allonge was actually endorsed to BLANK (not endorsed) and Company D did the smart thing and signed it to their company.

But of course, there's always plenty of tenants who think they are entitled to an apartment and know how to play the system. the proverbial "professional tenant", they do exist and are numerous up here.For my money, landlord friendly states only with a solid PM team is the rule.

Did it here a number of years back in NY and it cost me $150 for the walkthrough and the fee is deducted from him if he later draft and file plans and obtain permits, which you are required to do, for you.There's not enough details in your post to give you an opinion, as there are numerous variables.
