How difficult is it to convert SFH into a duplex?

Hi BP,

I have a SFH rental property that is about 1100 sqft. It's zone RM-1. I would like to convert into a duplex for better cash flow.

How difficult is it to do so? How expensive? How complicated is it to get a permit or add a second electrical unit?

There's a discussion a few years back about this for Philadelphia. See: Converting SFR to Duplex

If you already own the property, it makes sense to hire an expeditor who's also an architect to come by and assess it. Did it here a number of years back in NY and it cost me $150 for the walkthrough and the fee is deducted from him if he later draft and file plans and obtain permits, which you are required to do, for you.

There's not enough details in your post to give you an opinion, as there are numerous variables. The other way is to contact city planning which zoning is a part of for a free opinion.
