I have a client that is building brand new 2 and 4 plex's.. not in sellwood more in the North side of town.. but he is building them to condo standards with very high end finish's.he is leaving a nice amount of meat on the bone for buyers as well. you get into the deal in pre build stage and lock in price.ping me and I can send you to their website..

tomorrow i will be looking at a rental property...a duplex in my hometown. its listed for 59000 putting the mortgage around 300 per month and the taxes added at around 300 a month again plus insurance would be an additional 80$ a month. this puts me at around 700$ per month in costs. each apartment could be rented for 650 plus utilities meaning around 1300 a month minues the 700 is 600$ a month in profits. i'm thinking its a good deal any thoughts?

There are pros and cons to portfolio lending: the pro being a single note; the cons being a little more work if you decided to sell a property (less if you add one) and you will most likely be dealing with commercial financing.

With that being said, when I first started I started I was looking around the Atlanta area and couldn't find anything that meet my criteria (specifically my bottom line) so I started looking elsewhere in the metro area and ended up down in Macon, Ga.So long story short, invest your time in yourself, find your niche (you already know), define your investment criteria, network with like minded investors and most importantly is to pull the trigger when YOU are ready and the investment meets your criteria whatever that may be.Best of luck and if you have any additional questions please feel free to PM me at anytime and utilize the knowledge of others on the site.

@Kevin Lefeuvre it wouldn't shock me at all if VRBOHomeAway was in the process of changing their process to eliminate the ability to contact the guest outside of their ecosystem.

My question is why would the owner want to sell to me at a great discount vs listing with an agent and using the proceeds at closing to cover the owed taxes?
