I'm new to the area (moved from Wisconsin) and am similarly exploring the area for my first Central Coast deal. 

Other investors trying to snatch your deal away from you are frequently a problem.

We only allow for completed homes to be marketed, many of which are already rented.We do understand that it is frustrating to have to deal with the delays of new construction as many homes are taking longer to be completed.

Over the past couple of months, I drove all around the city to see firsthand how good the deals really were, and here is what I learned:Toledo has a LOT of investment property deals.

On larger loan amounts saving .5-.75% might be a solid deal.

"Subject To" deal on the mortgage B. 30% equity is seller financed (to be paid in 10 years) C.

My goal is to gain enough knowledge, support, finances, and courage to make that next deal that's conducive to my current financial situation.

Most of the deals I see that gators are involved with have issues.

I know it is much harder to find deals in Fort Collins, but I know people are still investing here and having success.
