I'd recommend joining the local investors Facebook page and posting about what type of deal you are looking for (e.g., I'm looking for a duplex built after 1950, 2 bed in each unit, and so on).

Join a local / virtual mastermind and / or local REIA.

Joining any brokerage assures you no leads and all different levels of training, but there are also hidden fees in most of the big box brokerages (6% off the top, mentor fee, etc).
