I have only talked to a couple traditional institutions such as Wells Fargo and CIT bank and both had 6 month seasoning periods for a 75% LTV cash out.

If you are planning on buying multiple properties in the short term, and one of them happens to be a FSBO that the agent doesn't participate on, they should not be worried about that because they will get their commission on the MLS deal they bring you a few months later.
