Hello,Im a beginner on beginning in real estate investment.Actually I'm before beginning,that said,do any of you folks know of any websites that have a city's real estate market trends map,plus demographics,everything needed to locate a good part of a city to invest in?

Gordon Cuffe , very good point about people from the Bay heading over to Sacramento, that seems like a sure fire trend for the future and a great incentive to invest there now.

I wanted to introduce myself, and hopefully meet some like minded REI people operating SFR/MFR(2-4) in the surrounding area that would be open to some discussion about the area, trends, markets surrounding, etc.Thanks!  

The trend worldwide - not just in the states or Europe - is urbanization.

IE the price is right now and it's trending in the right direction. 

Correlations aren't perfect, as evidenced by rates going down the last time the Fed "raised rates" in December 2015.But, yes, rates have been trending upwards sharply since the election.
