:) Read it, 2400" isn't large to me, 4,000 is large, be that as it may, they didn't mention demographics, so the larger home trend may well be the younger buyers who think nothing of keeping up larger spaces....I didn't at the time, but it begins to wear on you and without kids under foot, no big dinner parties or backyard reunions, it's just not worth it for the effort, IMO.

The neighbor is probably in way worse shape than me, because the shape of his Big Backyard has three other neighbors butting up against it, so my 25 foot section is one third the total fence he is looking at.

Of course we are, and many times we just enter into contract without the listing going back on the market.Finally, to add one additional point to the other member's excellent suggestions, in our areas that have particularly high listing volume (making it difficult to scan all new listings manually) we use a search looking for listings priced at a $ per square foot that is 80% or less than the average % per square foot in a particular zip code.

Most advise to go through the classes to get your real estate license... if nothing else, it will help you develop your ARV skills which will be one of the most important factors in buying homes.Beyond that, work with your parents or someone else to get familiar with the rehabs... both the process (permits, schedules, which contractors in which order) and the costs ($X / linear foot, etc etc).On how to get the money... earn it... borrow it... win it in the lottery??

What I came across mostly was that as soon as they heard I had a real estate license, they assumed that I wasn't serious about buying but trying to get my foot in the door to trick them into signing a listing.
