Having a separate account to hold security deposits is a good idea.Having another account for business operations is also a good idea.There is zero risk in opening a bank account and it doesn't take that long so you can do it now or do it later.Good luck

Does anyone have an approximate cost per sqft to build new construction.

If I were you, I will buy a house with cosmetic work and learn the business first. 

Now that you have purchased your property, you may have to apply for your business license with the Commissioner of Revenue for a small fee and receive your business licensure checklist.
