A few things to realize about being a commercial agent in this type of market:Finding good deals is really hardcommercial brokers font like to share their commissions Loopnet has NO good dealsAs mentioned above, if you want to get into the commercial brokers business, your best bet would be to join one of the big firms and grind for 2-3 until you build your client base and become an expert in the niche you work in, maybe even get a CCIM certified.

And that doesnt absolve the agent of any wrongdoing if the broker allows something if the commission deema it illegal, it merely draws him into the mess as well.

I am a newbie and I have been reading some forums about wholesaling but I am a bit confused about something. Should a wholesaler have a license before putting a seller/investor under contract?

Eventually you're going to end up 1. in court 2. having your reputation as an investor trashed when a seller feels taken advantage of 3. being contacted by your state RE commission for brokering without a license.

This is because the weak tenants can constantly rollover so you have to spend money on Tenant Improvements and leasing commissions to refill the retail center.I am currently writing a book but I am not finished with it yet.Retail in the right areas is absolutely crushing it right now.

The reason you wouldn't do it for a buyer of a house you listed is that you CAN'T really get the highest price for your client (the seller) while you have an interest in the buyer purchasing the house (ie your commission, both.sides)....all of this would be governed by your state requirements like others have said.

I just closed on a gas station where the owner decided not to pay the commission, in spite of the fact that he had signed a contract stating that he would.Having our own attorney means that I can haul his sorry butt to District Court without having to pay for an attorney.Likewise on the property we just closed on in Quincy.
