But yes, you should consult with an attorney now, before you end up in court against a tenant with legal aid or your unhappy client (who may be unhappy because of something a tenant did but may blame you nonetheless and say you should have prevented it).

The good news is thanks to a small loan from my 401k it should be paid off next week freing up debt to income and $800/month less payments :)In 2015 - I would like to purchase an additional 4 rentals with long term tenants and maybe flip a property to gain some cash to aid in the purchase of the 4 new properties. :)Congrats again on your year and on the great thread

My home doesn't really have neighbors and the closest homes have always had student rentals but they're not close enough to be problems.
