our advisor suggests selling one of our 3 rentals to pay off high interest adjustable debt which will free up cash flow due to our high interest adjustable HELOCs  he also thinks it may be ok to sell even if we pay capital gains which I mentioned before estimated transaction costs close to $150k OUCH> which would leave us with a approx net of $350k.

I started last year and just closed on my second multi, just 2 weeks ago. 

I have yet to close a deal with it, although the lender says they have closed some successfully.Bill Gulley, this is exactly what you are talking about above saying the lender is looking for trouble.

One must realize that a 3% interest rate for a $400k mortgage will have a payment of  $1686 P&I only.When that interest rate is 6%, to keep a payment close to under $1700 the mortgage is going to be about $283,000.
