We gave the entire home fresh paint, cleaned up floors and ripped up carpet (it has the original hardwood), and added new carpet to the living room and a runner to the stairs.

Every time you want to underwrite, use a BRAND NEW copy of your underwriting model (hopefully you have a clean copy).

Did a light rehab on the 3rd unit - fresh coat of paint and new carpeting.

Anything anyone can add would be helpful as I have 16 residential properties and partnership in a shopping center but this side of the business is brand-new to me. 

Does anyone recommend a brand or a company that offers sub water meters? 

In reality, my flooring contractor (all hardwood floors) was able to sand the smell out of it - and let me tell you, you've never smelled anything like freshly sanded cat piss - and 98% of the stains, and put down 3 nice thick coats of polyurethane, and the smell was completely gone at the end and never came back. 

They do Facebook marketing, PPC.They use their GOOD name as a BRAND and they fall back on that good name reputation to make deals and get clients.

Your entire brand, presence, all ads is one symbiotic system and one potential lead flows into other systems, I am not trying to get them to book appointment ASAP.. wrong..

In any business... it is about value, and credibility.Credibility gives you lead generation,Value gets you Demand Generation.It is value that gets people to like and trust your brand.

That way each time there is a turn they bring a fresh set and take the used set with them to wash and use on the next turn.
