Otherwise get funds ready to purchase the house at auction (cash or hard money/private loan,) but you might be up to competition.

Some might have been auction sales, but I don't know how to find the auctions.

I recommend you read what you can, go to a couple auctions in your area and get a feel, then get involved.Best,~Joe

You can negotiate that time frame and even have them waive that; unless you buy at an auction.
