Wholesaling?? Central Oregon

Dear Folk -
I thought about putting this in the Wholesaling forum, but I'm really just interested in buying a house or 2 or 3 for rentals. Probably live in part of one and self manage. I have my financing covered, and am looking at vacant/ abandoned properties. Some have been on the MLS & dropped off, some maybe never listed. I expect to buy something structurally sound, then put some rehab into it.

Anyway, Though a house isn't currently on the MLS it might still be for sale. I see records of people that did 'wholesale' buys, well off market. Some might have been auction sales, but I don't know how to find the auctions. Who do I contact about a vacant house? The public records have a contact, but often the person that moved away & has no interest. How do you find willing sellers?

Since I'm not a great persuader, I'll likely use an agent, but I still need to turn up contact info for willin owner / sellers. Any thoughts? & Thanks
