Hello, Found this forum and thought I best introduce myself!

I've already started posting, didn't realize there was a forum to introduce ourselves.

My name is Tammy, and I am an investor from La Habra, CA, but I invest in Los Angeles, Orange, San Bernardino and Riverside counties. I am a rehab investor and buy and hold, and am starting to dabble in co wholesaling. I do the whole gamut of investing using strategies and resources such as subject to, land trusts, lease options, sandwich leases, auctions, hard money and private money lenders, dealing with FSBOs, selling properties FSBO, networking, marketing, and I'm always trying to learn something new and believe no one can ever know everything.

I've read many books, scoured forums (including this one, but I've only recently began posting).

The light of my life is Jesus, and if that offends you, I'm sorry, but it is who I am. I have 4 children, ages 2, 4, 10 and 12 and I homeschool them. I've already had my children read and listen to Think and Grow Rich and Rich Dad Poor Dad as part of their curriculum. (The older ones!)

I am a graduate of the success academy offered by PMI through ********, and succesfully completed my 5 deals which got me a full refund of all my monies for the program. I know, I was VERY SKEPTICAL at first; this guy does infomercials and some consider him a guru, but ****'s a little different than most. I'm not here to promote him, or start a discussion about him because I've learned just mentioning a name that may be considered a guru by others is frowned upon here.

I currently own 7 homes, control 2 of them, manage all my own buy and hold rentals, own 8 parcels of land that I'm holding onto until building becomes prevalent again, sold homes FSBO, have done a couple of rehabs, am in contract on a duplex and fourplex in IN, own properties in many different states, have taken properties 'subject to existing finance', use land trusts in creative ways, and have a big buyers list of lease option buyers, if anyone has any properties and are looking for T/B in Southern CA, I have them; especially in SB and Riverside counties; a few in LA County.

I have many favorite quotes, but here are a few:

“The way to get started is to STOP talking and to begin DOING!!!" ~Walt Disney
I quit being afraid when my first venture failed and the sky didn't fall down. ~Henry Ford
By humility and the fear of the LORD are riches and honor and life ... Proverbs 22:4.
Before success comes in any man's life, he's sure to meet with much temporary defeat and, perhaps some failures. When defeat overtakes a man, the easiest and the most logical thing to do is to quit. That's exactly what the majority of men do. ~Napoleon Hill

Edison failed 10, 000 times before he made the electric light. Do not be discouraged if you fail a few times. ~Napoleon Hill

Education comes from within; you get it by struggle and effort and thought. ~Napoleon Hill
Effort only fully releases its reward after a person refuses to quit. ~Napoleon Hill

Great achievement is usually born of great sacrifice, and is never the result of selfishness. ~Napoleon Hill

(TOO many by Napoleon Hill!!!) :)
