All of the things you are stating - like an Air BNB listing, actual rental, postings for rent, etc are great tools to reinforce your intent and use as investment. 

If you want to do the replace your mortgage / velocity banking thing, all you need to do is get a smaller 2nd position HELOC and then take a piece of it ($5-$10k) and put it on your 30 year fixed.

I'm surprised by that value and would have thought the actual value is closer to the assessed value of around 1.5x the value of my lot -- the neighboring lot is identical but has a building and businesses on it, and is appraised at just $100k more than what their appraisal shows for the unimproved lot. 

When my hvac gets serviced, the hvac guys does all that and by physical receipt I mean they actually leave a receipt of the service date, and the next expected one by the hvac company.

The main website says the state wants ADUs and JADUs to be built and that the state has removed restrictions, but then when you look at the actual code, there are restrictions for owner-occupied for JADUs.
