My target renters at that time were college students. 

I would say 1,000/month would be sufficient, the candidate needs to have a college degree and can quickly adopt.

It's in the local university district so it's likely I'll deal with a college tenant that will last 1-2 years at most.

I have a friend with a 3 fam that rents exclusively to college kids.

I got a degree in busines at college which emphasized real estate.

I'm a marine biologist and decided about 8 years ago in college, that I didn't care about the money- I wanted to pursue my dreams in the marine science world regardless.  

Sounds a bit steep, considering one would spend that much on real estate licensure classes at a community college.
