Actually, an agent really shouldn't be telling you what the commission rate is on a listing.The bottom line here is YOU the customer!

Hi - Just wanted to stop in and say HI.I am a custom home builder getting into the rehabbing biz in my spare time :wink: .

We do all of it buy raw land and do all of the improvements till they can be sold as "lots" for homebuilders(larger builders who buy in bulk), or individual who want to have a custom home built.

I'm still fairly new at this game too, and have been learning by doing.

Clif was easy to work with, has great customer service, patient, and put together an awesome CUSTOM website for me.

I could have just evicted both tenants and got new ones but it's the same game until you find the perfect set.

It's just that your rates will be higher.Bottom line: anyone, with any amount of cash and any credit score can get into this game... but the question is how much interest are you going to have to pay for the funds and how hard is it going to be to find the right lender / program?

Only late in the game did I realize that it would be easier to win the lottery than offload it.

Since I am also a customer I know that no one pays attention to them and thats a great source of leads.Realestate professionals/ Brokers.....any tips to make myself attractive on a part time basis?

I don't know phpBB internals very well, but most likely you would have to custom code (or find an existing module) to add this functionality.
