Thanks @Tom Sanders for your response.I guess i want to understand the risks involved with letting tenants buy and use trampolines from Landlord's perspective.I have found insurance company that says "we wont cover trampoline, however if tenant sues you and they go to court and if court passes a judgement that landlord was responsible, our liability coverage will be used for the payment"Some insurance companies won't even say this much. they say we would have to remove any liability coverage that we offer you as a dwelling / landlord coverage

If it's zoned as a multifamily, I'm sure there wont be any zoning issues.

Many listing agents will not respond to inquiries from someone if they are not an agent....and sometimes they wont even respond to us agents lol.

Some will give you terms a little better than that, some wont.  

The laymen wont know the difference. 

I think most people wont pay or do the research themselves so that could mean a more open market for you.

There are a lot of heavy traffic areas that you wont realize until you live here.

I've had them file multiple bankruptcies, challenge my foreclosure, try to negotiate unreasonable cash for keys, drive a tractor into the pool, destroy outbuildings, and so many other things that you wouldn't think a retiree could or would do.

This was because I have my 32k tied up in the hard money loan and that wont close until 10th of Feb.

With profit of $12,000, it's usually enough to cover anything catastrophic that insurance won't cover and that's not planned for in your cap-x/maintenance budget (higher vacancies, eviction, destroyed unit, large repair).
