My husband and I are really struggling to devise a plan to purchase investment properties through a corporation.We have the corporate formed and funded through an intercompany loan ( I own a small business that does well).We had a semi successful large scale renovation through this company (we purchased a bad property, renovations went sideways and then the market stalled with the stress tests on mortgages - Yikes).

I tested a 19 year old kid yesterday who drove 12 hours for this job. 

Make sure to stress test all of your deals in this current market to be safe!

I would recommend to stress test whatever property's you come across veeery well.

That said, what out for the regulations.There is a 4 step test for figuring out if you are offering a security (requiring SEC and/or state registration).

Some will be major and really test your commitment.

This has worked well so far, but nothing is perfect.As for the cleaning crew, do a test.

We focus more on making sure the property cashflows and we stress test it.

I recently inherited a tenant in a property I purchased and he tested us the first month.
