I recently went to a 3 day Fortune Builders seminar and learned a tremendous amount that I wish I could have applied before I bought the house.  

This same project, and how we spec out all our flips and our new construction projects target the same eco friendly design with features like tankless hot water heaters, energy start appliances and upgraded insulation.

What are some of your upgrades or added features to your rental properties that tuned out to be very successful and also include any disasters.

Gleaming refinished hardwoods are a huge selling feature in my experience.

Can't beat that and that was just from attending one of their free seminars.

While it could use a little more polish (small things, like maybe interior paint), it has some major features that those don't have - brick and stone exterior, great fireplaces, etc.The question is, how variable are appraisals?

Also nowadays with enhanced report feature they all look the same, which is nice and removes and preference for visual bias.
