Thanks for the replies.I am actively looking for fixer-upper houses, browsing the "raw data" from the local MLS board every week, but I'm not finding any standout, amazing deals.About two years ago I tried doing the whole foreclosure/preforeclosure thing, going through the "Legal News" paper, looking up outstanding mortgages on properties, and contacting the owners who were in a purchasable situation.

The tax claim department can tell you about the outstanding property taxes, the recorder of deeds office will be able to tell you about any mortgages.

My FICO is about 730 right now, with about 30K of outstanding student loan debt, I shouldn't have a problem getting approved for the mortgage.

Are there outstanding hoa debts (they remain attached)?

We have a credit agency trying to recover (any) outstanding monies, but my PM tells me I should not expect anything to happen from that.

As you indicate, don't expect many outstanding deals listed if you consider the list price - however, you may be able to negotiate a good deal by purchasing for less than the list price.

Also from my point of view being able to exit almost any property especially a turnkey in 2 years and make a profit that's outstanding ..
