The general idea is that realtors have money to throw around and this is why they have the fancy cars, they dress nicely and they hang out in fancy places.

Recently I have passed my realtor test and will be hanging my license with Keller Williams.  

My neighbor landlords appreciated my efforts as well.Maybe with big brother watching, the neighbor tenants will be less likely to "hang around" outside of the property.  

If for some reason I had to then I would just do a standard lease and treat them like a tenant (no beers after work, no hanging out watching the game) with a Right of First Refusal for when they were ready to actually purchase it from me.

Would love to give your tool a try, just trying out the tools here on bigger pockets as well, so just getting the hang of it and figuring out how to spot a great deal.
