Other lenders can do what they wish, but the legit lenders I know won't touch 100% on non-owner-oc deals.

It is why it should be covered in your lease.BTW I have one property (4 units) that has been red tagged by the gas company 4 times in the last ~1.5 months for 4 100% unrelated but real items (the tags are legit, not nitpick items). 

Pre-approvals are not "required" but just about every agent I know wants one for two reasons, to make sure you are serious about buying, and if you're looking to show the seller you're a legit buyer, you want to provide as much strength in your offer as possible. 

The casino, steel stacks, and other establishments in the area have brought out of town money which has seen some good shops and places to eat pop up.

The new Casino has helped the labor market and economy.

I did find there was content to it all, this isn't a slam piece there was legit resources and content to the eXp system but, but but but, to find such one must navigate the ever-present primary focus of gimmicks and what not to drive recruitment.
