Hello BP folks! 

I am an absolute newbie to the realm of Real estate investment, but I am hungryyyy to learn. I am currently a fashion photographer, so trust and believe I have no experience even holding a hammer. And thus I am looking to build a solid team. I would love to know any real estate investment meet up events going on in Virginia and in Pennsylvania. I am planning on spending next three months just learning the ins and outs, building a team, and hopefully by summer I am ready to pull the trigger on my first fix-and-flip project! 

Any valuable tips on getting over the fear of your first flip being a massive failure? :) I don't mind learning from failures, but first project tanking would really be a major setback, even financially.
