Unless he gets square with you, which is unlikely because A) he’s been lying for 11 months and B) he spent all the money for materials on other stuff already...

I use post it notes to write down when someone is coming to a particular and place it on the appropriate square on the board. 

Hey it’s my first post on BP, i’m trying to get more involved on the forums and the site in general because i’ve heard from almost everyone on the podcasts that it’s been a tremendous help for them.

I really don't have any information or advice I can share with you, and it would frankly be really unprofessional of me to speculate on any past issues involving another party.  

I would Google really thorny condo questions and see what law firms were involved in cases that went to IL supremes, that would be a fairly good indication the attorney's had some experience.

You mentioned you purchased directly through a seller so I am guessing no agent was involved?

The reason why American business (this includes real estate businesses) have returned, on average, higher returns is because of the risk involved.

It will be a project that involves some $$ investments.

My opinion is that it is all up to you and how involved you want to be.

Good Condition, under served market, and buying at $19 per square foot.....Projected to be worth double acquisition cost within 12-18 months....The point being that Cap rates are a good place to start but a terrible place to stop your analysis:)  Good luck in what I know to be a phenomenal niche!!!!
