Joe - thanks a million, looking for a color code, I use Benjamin Moore Simply White on interiors a lot but wasn't sure if anyone has an actual color they have used.  

Who typically picks out materials that will be used to rehab a house, such as tile, fixtures, cabinets....Is that the GC or an interior designer or the investor or....

And yes Roy, I have considered looking outside the lower mainland for a rental either in Vancouver Island or in the interiors.

Given this parameter, I always want my houses to look the best on the block.Its very obvious which homes on the market are "flips" here in Buffalo compared to the older dated interiors of the other houses listed.

What I can think of the rest of the work for the house is: Sheetrock, paining, flooring, installing cabinets/counter tops in kitchen and bathrooms, tile up around showers, appliances (water heater, dishwasher, range oven, microwave oven), light fixtures, interior doors.I am posting here to seeking advise on any major to-do items I missed?

Does anyone have a favorite interior paint color or colors for rentals that seems to draw people in?

The interior looks nice low maintenance patch and paint and the roof Is newer. 

I've also found that a full BPO (interior / exterior) is JUST as effective as a full appraisal, takes less time to complete and costs about $150 instead of $600+ for an investment appraisal.
