Rochester is in our admin zone but I haven't expanded it to our coverage zone for our management company yet because our maintenance response time would be over an hour.

You are going to receive lots of responses with polar opposite points of view so only you can decide if it is for you or not.

@Dave Chapa helped me find an awesome HVAC contractor whose responsive quote and guidance made a big difference.And numerous BP folks have educated me on their infinite wisdom of the flat roof.

On the other hand, the muni's responsibility is to make sure its residents are safe.

Karam Charrouf based on your responses above you should read a lot of books and listen to many podcasts before you buy anything.You will need a lot more cash.

I would just collect some extra security deposit, add them to the lease(if kid is over 18) and make sure they understand they are all responsible for the rent and that an eviction will go on all of their records if they default.
