I joined bigger pockets in February so that I can learn as much about RE investing and implement it after I turn 18.

Margins might less than you want but you get your cash back to do another.I would like to hear from you what you know and strategies to implement your plan.

@Royal WinchesterCap rates on the Eastside are relatively low, but that hardly seems to be preventing people from investing. 

How will your smart lock prevent the "authorized user" for lack of better term from just letting the other people in?

This includes capEx reserve though, which cannot be skipped upon.Yeah, but like you said this can be brought down with rent increases and implementing bill back on utilities.

Here's a chart of one of my properties so you can see what I mean:Notice that the income increases almost 60% in the first two years as we implement the improvements to the property and management. 

I am unaware anyone think the pain once containing lead if any will prevent people moving into.

As I just implemented it we can only wait to see how this works, however we did setup the ACH transfer in our system (I just switched from Cozy to Rentec Direct) and have begun the process... so money is coming in as scheduled.I thought about the eviction route as well (they have been with us for 3 years now - relatively quiet and stable), however in thinking through the costs of just the make-ready its not worth the hassle... new carpet, paint... an month of vacancy.

If I were to do it again, I would jump in sooner (and purchased more) but on the other hand, that prevented me from buying something I would later regret.  

I was wondering if anyone had some creative marketing and networking ideas they have implemented?
