They're much more flexible on both the loan amount, underwriting (because they'll probably hold it in house), and wrapping in the purchase + construction funding.Last deal I did was for $50k purchase (HUD house), I put down 25%, and they allowed me $25k in rehab funding ($100k ARV).

I am wondering if offering month to month as the only option might actually encourage greater loyalty and longer tenures from many renters as a result of the sense of added flexibility that this sort of contract provides.

Your LLC may have buy-sell provisions, estate planning elements that avoid default provisions, keyman provisions and deductable life insurance to fund the loss of a key person, it can allow admittance and withdrawl of any member under special circumstances.......just provides more flexibility in every aspect of doing business.Another issue, professional liability, try nailing some internet attorney form shop for errors or ommissions, failing to provide prudent counsel....you'll likely see a disclaimer, "we ain't responsible for nothin", at least your attorney is held to higher standards and will defend his work!

I really would like to leave my current job and focus a bit more on real estate and having a more flexible schedule.I'm debating between buying possibly one or two multi units (4unit or less) or buying one small apt building (maybe 9 or 10 units).

I recently told a seller that he can just leave anything he doesn't want to move in the house and I will deal with it.....and I beat out a higher offer with similar terms in a very hot market (lexington) just because he liked my flexibility.
