I might also suggest that you get a second job if you can so that you can start saving extra toward your first down payment which will likely be 20%.

@Priscilla Davenport It sounds to me that the middle ground would be to tell her that you'll only let her and the extras stay if she signs for 6 months - at full price as well.

I am not sure why most listing agents don't do their job, but from my experience they either don't know their contracts or are just not organized in details.

The parties to the LLC being the "people" bringing the rest of the $250,000 to the deal and you the deal maker and detail handler.

I realize the extra cashflow, and I can always make additional principal payments.  

We had separate policy package that included info about the property guidelines in detail.
