Private Lender need for 70k or less in Michigan

Hello,

  Ryan Mertz from Michigan. I have given investors commercial roofing advice on BP for years. 

I'm looking at a few properties in the 48125 and 48180 areas of Michigan. I need funds for a flip or a quick cash out finance to get extra funds to throw down on my next move. 

Game Plan: find a property that needs a roof, bath and kitchen remodel, and landscaping. I can do all work with my crew within 3 months. I also have a pre screened tenant who I may move into property upon completion or do a quick flip depending on my funds come crunch time.

I'm looking in the price ranges of: 

$30-75k. (minimal 3bd room w/garage) 

 Projected Rehab Costs: from $10-15k. 

Updated homes are going for $90-140k. 

Rent Ranges: $800-1400 per month
